Also as you know 125k combined translate to only 10k gross and should be around 7-8k when it hits the bank, a 500k mortgage will be around 3k/mo and two cara will go around 1k, utilities and fuel maybe another 1k, that alone is 5k that doesn’t leave a lot for errors and living expenses.

In layman terms it translates respectively to: (1) the law recognizes liability either by common law or statute, (2) the facts show that the party suffered money damages because of the defendants conduct, and (3) assuming that previous two are true, there are assets which we can take from the defendant to satisfy the judgment.

Unfortunately I can't speak on firsthand experience with any official programs, but I can share what worked for me and hopefully it will translate to something you could also do in Cincinnati with it being such a large market and there being so many great investors there.I was going about my business calling property owners getting to know who owned what in the markets I was analyzing for myself and my clients, and came across a lot of the same names/companies holding some of the "best" properties I came across.
