Old houses may have problems even if they're renovated and look pretty (a dishonest or unknowing seller could have old knob and tube wiring hiding behind nice updated kitchen and bathroom).

Another strategy we have been using is looking for houses with unfinished basements (typically Everett seems to have the most of these), but the caveat there is more often than not these houses are quite old (1930-50s) and can still have original knob and tube wiring, cast iron plumbing, asbestos or lead-based paint which can add a significant amount of cost to rehab without necessarily seeing a proportional return.

Blew my mind.I find out that this conversation of California going into the tubes is 99% an internal one.Pre Covid, when I would travel to other countries, people would give me ludicrous looks whenever I would raise this topic.They reminded me that California is one of the TOP 3 crown jewels of the USA.They also asked me why California was BY ITSELF ranked in the TOP 10 in GDP year after year after year.This last question was in a pub in Ireland.

Situations that I have stepped into that make life interesting are meth-ed hoarders, crack heads, gangs, porn production, prostitution ring, rats, raccoons, bad remodeling, half finished construction jobs, fire (but not brimstone), flood, heirs that were in prison...good grief..just a whole bunch of trouble.
