Because it is such a family oriented area with awesome schools, you get an extremely high level of owner occupied housing, 80%+.In Sacramento on the other hand, there are plenty of zip codes with less than 50% owner occupancy, so there's simply way more renters which helps keep demand (and rents) high.Another thing Elk Grove doesn't have is multifamily units.

If retail demand drops 20-30% or more (which is likely), you don't want to be the property owner who owns the oldest, worst-located retail center in town.If you have a choice between tenants, choose tenants that are service oriented.

Hey all,My wife and I have been living in Tampa (Just south of Gandy off Westshore) for about 6mos.We are looking to purchase our first primary residence that we will keep and rent out when we upgrade further down the road.My question for you all is on your opinions of town just East of Tampa.Having just started home searching it seems you can get a house for a more reasonable price in Orient Park / Brandon / Riverview areas.I plan on driving these areas this Saturday (Tomorrow) but was hoping for some input here as well.Thanks in advance.
