Spoke to a gentleman that sounds like he needs to sell asap. After due diligence my numbers as follows
Owner occupied built 95' 3/2 1500sqft SFr updated roof and ac 2 years prior Asking: 245k
ARV 260-270k i estimated
14,000 for Repairs house is clean but not updated
comps are around 225k but bigger than his with at least 500 more sqft each property with an extra bed or bath
What would you offer for this?
