Eventually, you reach the point of "critical mass": you look at deals, you can see how all the pieces fit together, you can tell which deals will work even before you run the numbers.Eventually, you run out of reasons to hold back.When I was W2, I once saw this poster in a head-hunter's office: "Consider the tortoise who makes no progress until he sticks his neck out."

It's been a blast but I did this mostly by muscling through the learning curve (of which I know I still have far to go) and using my savings from my W2 job.   

Most tenants are up to their necks with debt and barely make rent payments sometimes late.

We might start paying more attention to that neck of the woods...

I'll bet you can find a way to evict them, or make their "daycare" unprofitable by forcing them to operate in compliance with whoever regulates daycares in your neck of the woods.

I would be your way however I'm working on cash flow this way so I can afford to come to your neck of the woods!

I assure you it is a giant pain in the neck when you are rehabbing a unit and suddenly realize that you have to run a plumbing ventpipe to the roof and the unit above you is already rehabed and occupied.
