I may be completely off the mark here, but it feels more reasonable to have my trial by fire be in the less risky way as my initial venture(s).You have to decide what your personal morals will allow and how much risk you are willing to take regarding the law.

It also gets me lots of County green stickers.The moral of the story is that this stuff scares even the most experienced investor, but a little knowledge about what you're looking at goes a long way.As for the house itself, $20k down, $10k in repairs (inc new central ac), and it's worth $80k.
