You need to find the ethical/moral line that you feel good about at the end of the day.

The moral of the story is it is not your proximity to your properties that matters, it is the quality of your team.

I may be completely off the mark here, but it feels more reasonable to have my trial by fire be in the less risky way as my initial venture(s).You have to decide what your personal morals will allow and how much risk you are willing to take regarding the law.

My motto is always help where I can and be legal, moral, and ethical in all I do.

Dealing with inherited tenants can be dramatic, and you have all these tough moral/ethical dilemmas.
