The two biggest things I would point out that I don't think got enough emphasis above.

Conventional loans do not use DSCR in their underwriting but rather a global look at your income AND the property income.

Especially one that's global for near instant, low/no fee, cross boarder payments.

I've narrowed my target area down to the Greenville/Spartanburg area with more emphasis on Spartanburg since the price tag in Greenville seems to be on the high side for my budget. 

And while I brought my own gifts to the team, I quickly realized that I was thinking way too small and placed too much emphasis on inconsequential parts of the business.

They're not all that different than developing regular condos, but there is less of an emphasis on closet space and storage.

Let the PM set up calendars, get lots of reviews, pricing strategies based on the global demands, get the place clean, stocked up and marketed well.

By running a negative balance each month, you are risking everything on the assumption that your bank will continue to give you that heloc money every month and they won't put a freeze on it when some global crisis ( Corona Virus??)
