Hi all,I own a double property (up and down units) in 44102, between Detroit & Lorain Ave, one of the tenants is moving out and I would like to figure out what the market value is now, to see if I can raise rents.The property is managed by a PM, but I believe they are under pricing it.This unit that will vacate is a unit at the bottom of the house (down unit) and has:2 bed1 bathapprox 1000sqftOur unit does not have central air, off street parking, and not much curb appeal, but I'm not sure how much weight these issues have on the final rent price.

Land value, are there curbs and gutters/ entitlement done/ are you installing well/septic/utilities/ do you have plans and permits/ licensed contractor/ value when complete/ how much do you need  ???

An area perceived as good by the target renters, along with curb appeal, and an attractive floor plan SQ-FT for the price.An advert tha conveys the above, plusa non-intimidating likable person showing the unit. 

It has great curb appeal, great character, needed almost nothing cosmetically and was priced below most duplexes and total scrapes in the same area.

Around here the market dies after Labor Day (kids not wanting to move schools).I think that 8' knee wall by the entrance is an improvement.There was something about walking in the front door and stepping into the Family & Dining rooms:-( I've been in enough houses in Marietta and tried to remember if that was a local thing.Very nice curb appeal with that entrance/front view!

You're allowed a few minutes to break down but that's it, only a few minutes, then kick that pity party to the curb girlfriend. 😊 God bless you.
