I would say that you're over-reacting.

, get everyone signed to a month-to-month lease with new terms (including some hefty late fees could help), and work towards filling the vacant unit at $1.25 to "test the waters" and see how the market reacts. 

@Jay CarsonI'm still waiting to hear back from the SolarCity rep to see if their company will be expanding operations into the Spokane area any time soon.There's zero upfront costs for the SolarCity installation, however with electricity rates in the Pacific Northwest historically being the lowest in the nation it might not make sense financially for them to finance 100% of the cost like they do in So-Cal.My hunch is that it's not going to happen for this flip, but it would be interesting to see how Spokane buyers react to the presence of a home solar system.

I like seeing people outside and seeing how they react, you never know if you'll get lucky enough to catch someone outside of their house.  

How neigghbors react would be similar to how neighbor reacts to Airbnb...In expensive metro areas like Bay Area, I think people generally understand why the neighbors need extra cash...Chen

I'm finding it best, no matter what, keep your cool and don't react to anything.
