We use Elevated Title (ask for Bryce) and Richland Title (ask for Charity).

The town will let both be rebuilt because it was a disaster situation (8 homes , plus a bunch of other outbuildings were lost in this fire), but they will both need to be elevated. 

My HOI is $2,100/year and flood is $2,000/ year, but I’m in a flood zone and elevation is 5ft. 

I feel like there is some elevated risk in this case but would love to get some feedback on this. 

I lived on Park Avenue in a 4 story walkup that was a slum when I was a kid but in its day in the late 1800's was a swank place - it had an elevator, a grand lobby, a massive grand staircase, all stone building, etc.

Project built.I've had planners tell me they don't like a certain elevation of our building and wanted the owner to add a ton of ridiculous ornamental work on one side of the building that would have cost the owner thousands of dollars.

Also, the house is on a concrete slab rather than elevated/crawl space.

The distance inland is less a factor than its elevation.
