@David Begley , I think (just my two cents) that Texas has embraced the reality that lots of folks who are willing to work will not or may not be able to get licenses, and so for economic purposes (read as "building economy and revenue") has decided to keep it deregulated.

I have always used guys in a colloquial sense to be inclusive of women and 'others'. 

I have aquired my first rental property and am renting out three rooms within it individually.The house was advertised as a "safe space for women" meaning: no overnight guests (boyfriends, etc) which IS written into the lease agreement and was agreed to by all parties.All three women signed the lease agreement.

I joined 3wks ago and was immediately embraced by the community.

Life is cheap, coffee plenty and cocaine and cheap women.
