I've looked at some properties in Baltimore city which look intriguing because I could afford them with cash but given the areas they were in and their condition I couldn't identify an exit strategy for the property that was likely to make me a profit (probably due to my newbie-ness).

These make great supplemental comps and may end of being what you use if the others you picked out visually bust out.After I have my list I try to make sure they have the same bedroom count, within 10% of the sf^2 and within 5 years of age of the subject.

If you need a visual, go to any amortization table and see how each month the interest and principal is allocated, and how it shifts after year 5, 10, 20....and so forth.

The kitchen is straight out of the 70's, and there are some nicely dated frilly curtains on all the windows, but based on visual inspection the house itself seems in great shape (Pending professional inspection).
