Why are you pretending this is a big 'scary' job when it's not?

Pretend you are someone who sees your ad on Craigslist, or wherever, and are going to go look at your place to think about renting it.  

Pretend your best friend or mother just asked you that question.Honey, I just rehabbed my property and it's so nice.  

I'd feel poorly if I forced a tenant to fill out a paper version only to port them to a website afterwards (and I can't even see a sample form without pretending to be a tenant-- so I'm unsure if that questionnaire will even ask for employer references that I can view after they fill it out).

So....you're trying to pretend that a $450 non refundable deposit per year isn't a rent increase? 

find the best applicants (not in order)- pretend like you cannot make exceptions, like you have a Regional Manager that you'll have to explain this case to... would it still make sense?

OP, If she has the means and is willing to pay the rent, she absolutely should.Also, please for the love of anything, don't "pretend" you are married.

as I understand this is the area near a college, so there must be other rentals for students near byfind some ads for other rentals and just call around and pretend to be a student (not sure if your voice would fit this purpose lol) and ask about conditions other landlords in that area require such as deposit etc.This should give you some valuable info.

The best way I heard someone finding a property manager is calling all listed property mangers and pretending to be a tenant interested in a unit.

Personally I'd rather have a tenant sniffing coke than smoking marijuana, which can leave an odor and possibly the need to re-paint after they leave.If they have been good otherwise, I would pretend I never saw this.
