Perhaps on a risk adjusted basis, and given the EU economic woes, investors are fine with accepting lower yields in exchange for breaking even on cash flows and some appreciation on the back end over a mid to long term investing horizon.

The traffic is way too low to get any national credit tenants, and with a recession looming on the horizon, retail spaces with mom and pop tenants are the first to go vacant, and they stay that way for a long time.Another negative is the cost to re-tenant.

There shouldn't be big ticket items on the horizon.

Luckily they are still cheaper than a new car, but if we keep having issues a (new to us) car purchase is on the horizon.

The OP can decide for himself what amount of value he wants to place on said risk given his intended time horizon and exit strategy.

Given how the first fund kicked off late 2015 - early 2016 and it has a 5-year horizon I'm not sure you'll find anyone who has gotten their principal back.
