I would use whatever is closest as then you will actually pick up the mail. 

As you can see the most expensive house sold is at $241K but it is almost 700 SqFt less than mine, though it is a new construction, as it is the case for the second most expensive.Size wise, the closest one to mine (2311 Marshfield) was sold at $215K but it is pretty dated.

What I look at more closely than the averages, are the properties closest to the one I am looking at for my clients.

The Industrial center is located in Storey county (different than Sparks/Reno)  In talking with the head development planner for the county, there is no residential zoned properties in the center and barely any in the county except for the closest city which is about 20 minutes East. 

Whatever gets me closest to the Gulf Coast beaches and is STR friendly.

The cabin closest to mine does offer one.

If your goal is quicker cash flow you can opt for STR in the Kissimmee/Davenport area (closest cities near Disney that permit STR), or you can invest in partial short-term rentals (6 months or so) near the beach for snowbirds.
