Thanks for your reply Tiffany - "Having money to invest does not make you an investor" - @Wendell De GuzmanHow true that is.I have fully scrapped the idea of buying those 4 new construction homes as Sean has pointed out is a  bad deal for what I am trying to achieve. 3.8% return, I am better off leaving the money in blue chip stocks and doing nothing.

Personally I have not done air bnb on my rental so I can’t really give advice on it - I do have friends who have had great success and then the horror story of a party being thrown where the shower glass door was smashed, hot sauce smeared all over the walls, and the granite counter top getting chipped - crazy right!

The stringent appraisal process adds complexity into the closing because they will require repairs before closing on things that seem like minor issues (paint chipping and broken window sashes) and that's just a hassle for sellers.
