I believe I heard on one of the podcasts that the property has to meet certain standards such as no chipped paint on exterior walls, etc.

As a resident, I feel the public opinion chips are stacked very heavily against non-resident AirBnB landlords.

Thanks for your reply Tiffany - "Having money to invest does not make you an investor" - @Wendell De GuzmanHow true that is.I have fully scrapped the idea of buying those 4 new construction homes as Sean has pointed out is a  bad deal for what I am trying to achieve. 3.8% return, I am better off leaving the money in blue chip stocks and doing nothing.

Today I do real estate investing in the capacity of wholesaling and am hoping to begin flipping more.Recently I became the Regional Director of Business Development with a company called Blue Chip Green cleaning where we have been doing residential and commercial post construction clean-up and ongoing GREEN Commercial Cleaning for over 10 years.  

Personally I have not done air bnb on my rental so I can’t really give advice on it - I do have friends who have had great success and then the horror story of a party being thrown where the shower glass door was smashed, hot sauce smeared all over the walls, and the granite counter top getting chipped - crazy right!

Currently we have 24, and we are chipping away at adding more in that location, at the rate of about 5-15 units everything 60 days, and I feel my policy is just crazy high.

The stringent appraisal process adds complexity into the closing because they will require repairs before closing on things that seem like minor issues (paint chipping and broken window sashes) and that's just a hassle for sellers.

I've been rental properties can be like chips, you just want more!

I read a book by Dan & Chip Heath called Decisive--which I recommend to every investor.

Not sure if this is related to the actual credit cards or the card reader/network, but it would be nice to see the processing time of the chip transaction improved.
