Cap rate is the most universally used and one that translates across most areas - allowing you to compare apples to apples.  

This translates to more headroom inside the bedrooms.

What I mean by that is... sometimes there are things you can say or convey in that LOI other than price that can sway the buyer and not "get lost in translation".
