One last thing, I think when people say that it should be win / win they should be very careful....I understand that if the tenant skips and you have to pay to place another tenant cuts into cashflow and your ROI and i have had owners tell me that I should "Feel their pain"I let them know I will gladly do that, however I want to also "Feel the pleasure" meaning I should take part and get some cashflow, tax deductions, appreciation,debt paydow, equity capture etc.. you can's ask me to take a hit if your not going to allow me to get some benefits, to me thats "Win / Win"Again I just think if you vett the right company you do your job as an owner and ceo of the business and the team "Property management" does thiers... if they dont you fire them and re-hire the position
