Don't expect them to call back if you leave a message, be prompt regarding anything or be helpful in general.

Transparency, honest numbers, no BS, prompt response by the advertiser to posted inquiries, and a willingness to be put through the wringer by the BP members who are certain to pick apart crap. 

Please keep in mind we are a real business and must charge accordingly, but work is done promptly and professionally. 

It seems these days if I don't answer my phone I end up receiving a text message or email promptly after as opposed to a voicemail.

@Matthew Fragassi I use legal zoom, when you go to set it up it prompts you on a bunch of questions on how you want to structure it.  

It'll prompt you to define costs you might otherwise forget like taxes, insurance, hoa, trash, sewer and vacancy.

Thats what prompted my question - to follow the 70%ARV formula I would have to make some pretty low offers.Just some background on me: I bought my latest project from a preforclosure company and made decent money on it but less than what they made on it and I'm pretty sure I did a lot more work (40K rehab) than they did.

@Michael Davis Not sure how you got the list, but do you know if any of these Landlords might have had an event that could prompt them to sell?
