If the goal was to free up loan origination operations staff to work on forbearance and loan mods (BIG spike in the latter in about 3 months when everyone is scrambling to make 4 mortgage payments all at once in the 4th month), that makes sense, but I guess I would have picked something more income level neutral... like 740 FICO as the minimum, or whatever number it needs to be to slow new origination down as much as needed.

IE his pod cast describing these as safe secure investments.. etc.. not to mention the out and out theft of rehab money fake tenants … has anyone even stopped to check if he is a licensed agent or broker in that state and If he was using one those folks have E and O.. its the worst of the worst with this guy. and the same play happened in Jacksonville then they moved to Detroit.. which sounds like that ground partner was a little more ethical but still same asset class.. which is unsustainable over the long haul.

I have to assume the owners and moderators are just unable to police it, not that they are intentionally looking the other way.Hey Duncan (and others)...Just to respond to this concern, I can assure you that the mods here are having constant communication about a lot of the threads you're likely referring to, and we're always weighing the value of leaving a thread versus removing it.You may notice that there are many threads where the poster is selling/marketing something where there is clearly something amiss, and other posters call him out on it.

Also just because someone does  BP pod cast does not give them license to have immunity from scrutiny and deep due diligence. in others words just don't go into these deals blind..

I was told by the septic people that, for this new septic, neither detergent pods nor bleach should be used, because it can clog the system and harm the bacteria (it's a biological septic system).
