At LaRon's income level I don't think he can deduct the interest on his student loans the same way he would be able to for a mortgage.I was in a similar position about year ago when I decided to buy a two-flat rather than put extra money towards the student loans now, and I'm so glad that I did.

But essentially yes, you are just using some and paying it back each month with your savings, or maybe a longer term if you take out $2k but can only save $500 per month, it may take you a few months to get it back up, but that's why you plan to start with more than what the LOC level is.

You use the "class" function to segregate properties and track P&L The class function consists of 3 levels, and for my operation, the top level is for the "state", then the "property", and finally for MF for the "units".

I know that's a little bit far fetched in comparison but still you should ask for $2,000 or $3,000 to get started you go to a certain point you get another $2,000 or $3,000 you get to another point you get another $2,000 or $3,000 that's fair and reasonable and workable and I would think you would get higher volumes with less complaints I mean I don't know the only complaints I've seen is for the people that have paid the $1,000 so I haven't seen anybody that paid 20 and 35 or 50000 complain so maybe it works I don't know but I'm just not the person that jumps off in the deep in without a life preserver not knowing where the bottom is I would still love some coaching and mentoring have a level I can afford so I guess I'll keep looking.

Again, I don't think I can more crystal clear than to say that the investor's skill level is of the highest importance in obtaining gains, be it in cash flow for long term investing, or appreciation in short/medium/or longer term investing.Originally posted by MikeOH:I'm not sure that I would call flipping "speculation".
