I even learned to purchase EPLI insurance to protect myself so if I get a large ceivil lawsuit I pay about $6,000 per year for the policy and will have to pay a $25,000  fee to the insurance company if I get hit with a lawsuit, but I won't have to pay an attorney $20,000 every month like for my last civil lawsuit and I won't have to worry about selling my properties to pay for damages awarded by a court. 

We were awarded a court judgment last year and were able to slowly collect with wage garnishment through the ex-tenant's employer.

Owner/property manager needs to file the paperwork for a judgment for possession if for non payment of rent or for anything else one needs to file a notice to cease and than a notice to quit and than you may file eviction paperwork.Once you have been awarded  judgment for possession you need to file the certification on same day and than wait 3 business days and file your warrant for removal.

I surely don't want to spend my hard-earned cash and time so they can get their awards cancelled and I can just pass my earnings on to DePaul and Purdue.  

., I own rental property in Pittsburg and I have no problem with any crime or issues with the rental pool, by the way the area got Model City awards from the Federal Government last couple years.

She came back with "after extensive research" she believes that she does not owe me the $9,800 that the penalty and other work include.My plan is to take her to Small Claims Court (max award is $10,000 in California) for the bill.

Someday BP might have a memorial award with your picture on it.
