You find the deal and manage it, they finance it, you split the profits.In the meantime, you should be hustling to increase earnings, educating yourself on markets, analyzing deals in your spare time like it's your favorite hobby, networking with other investors on BiggerPockets or directly at investor meetups, telling everyone exactly what you are looking for, driving for dollars, etc.There are too many hustles to name them all.

Having a interest in REI, and googling around internet, I get REI related emails, and so I have BP, Google, and Joshua Dorkin's savvy to thank.I'm a Newbie currently living on Salt Spring Island, BC, Canada, and will be moving back over to Vancouver Island ASAP - Victoria, would be fantastic, and so would Qualicum Beach, but Sooke, Nanaimo, Ladysmith, Deep Bay, or Qualicum Village / Falls are possibilities - the bigger the hub the better - for networking and also for performing & recording meditation music (hobby - business).I work 6 months per year as Marine Engineer with Canadian Coast Guard, and get the other 6 months off (with pay), but I hope to replace this income with my new career as an REI.Being new, I need to absorb, study, and learn as much as possible as quickly as possible, (to be able to change vocations / careers within next 24 months).

Is it a place that you grew up vacationing, that you used to live near, some niche hobby that has a travel/tourism element (ice fishing, hiking National Parks that aren't the 6 that everyone knows, motorcycle rallies, etc.), or some other specific knowledge that would give you an unfair advantage over other investors?

Investing in real estate seems like an interesting hobby in addition to being a good way to get some extra cash flow (Who couldn't use that, right?).
