For a traditional situation where that is obviously not possible, I think you have to always figure high on your pro forma and then anything you achieve below that vacancy rate is icing on the cake.

She works for a title company, so you can get title insurance all in one place.If the seller is comfortable with an interest only loan then you can pay him directly without Him having account for the loan amortizing .If He want a full amortizing loan , and is willing to pay the servicer I have a company in Anaheim who does this.

Market changes and it becomes a total seller's market.Neighbor houses are selling like hot cakes for $20k-$45k more than what you bought it for.If you sell that house and make a $20k+ profit on it, do you have to pay taxes on that chunk of change, or can you keep all profits?
