There are lots of demo-rebuilds in the city.The market is more tuned for FLIPS due to the price point OR people do short-term rentals where the rentals can be higher.Not sure if your purchase price is higher and not factored in the cost for rehabs to support after market value?

I pay for the demo/prep when complete so they can pay their guys, and if it's not enough to also cover materials I buy those myself.Scope of work is never very detailed, so I have them take photos of work to be done to include: that goes over better than written descriptions.

I can not patch drywall, paint, do floors, plan kitchens, demo baths, decks, kitchens, nothing with a baby who is now totally spoiled and wants to be held always.

A ground level (slab) addition, separate bedroom, living room and elder friendly bath.Then share the kitchen and dining room.You could make the doorways and bath ADA compliant for wheelchairs, and ground level because elders sometimes have issues with stairs.Then when you sell, demo the interior walls and make it into a nice patio.Basically build a patio and convert it into a demi-apartment with easily removable walls.Good Luck!

im a gc and i hire demo contractors for everything from clean out to large demo jobs...in some cases i even do the work myself but wondering if the end users here actually hire demo contractors or just leave it to the gc

Demo the bathroom of a standard tub and install some tile and glass block abortion half finished when you finally evict the psuedo-owner/tenant (yes this one happened to me).In conclusion - I am sure many folks on BP will tout the $$$ they made from lease-options and rent-to-own, I know many in my REIA who have the same position - I have made a solid rental business for over a decade with a simple rental relationship.
