I actually am rooting for Slavic Village as it has some potential for sure, so if you want to be an early developer then this might be something to look into.

It was constructed in 1913 solid brick im going to see the place later on this week but roots look solid from distance its 2,700 sq feet I have a gc to go over the property with me so i should get some numbers but looking at it right now from a high level perspective thx

I myself am pretty new and haven't yet done a lot of deals yet other than one buy and hold about an hour from me, but I am looking now for some flips and not going to stray too far from my roots that I know best. 

You have to be certain of the area you are investing in before you start planting down any roots.
