I don't know if a restraining order is an option.  

@Josh Dillingham I use Digital Watchdog cameras and software.It is commercial grade and more expensive but you get what you pay for.My cameras have optical zoom that I can control from my computer or phone.It is extremely customizable.I can set the sensitivity to certain zones in the field of view and have system email a still shot of motion.

The good ones should be able to show a sensitivity analysis to demonstrate how much stress the deal can take and address those concerns.

I will apologize first off for not having as much information to provide as I would like but this is a sensitive issue to a family member which I cannot get much information from.I have an aunt who lives in Texas that has a property worth around $200K with a mortgage between $50K - 100K (my best guess).  

This is a sensitive issue bc you are dealing with family. 

That being said, Flips and Rehabbing can be a fulltime job because it's very time sensitive.

I don't want to take advantage of him, or even create anything close to that perception, and I want to be sensitive to the fact that he just suffered a major loss in his life.  

I'm not real sensitive to the meaning of these numbers personally (see my signature) but have read enough on here and other sites to have formed a pretty solid opinion that with a FICO below 600 you never should have been given a loan anyway.From reading the "help me sell" posts here and on other REI sites, as well as talking to friends and family around the country I'm pretty confident that we'll see a shakeout in the next two years that will equal or exceed the "oil field bust" of the '80s.

This is ridiculously sensitive as I just...literally 5 min ago, learned that a good friend will be divorcing after 12 years of marriage. 

Maybe if you can think of providing buyers with a time-sensitive opportunity such as "if you buy by the end of the week, I will give you ___ for free".
