They are expecting the new casino to bring in people from even outside the capital district but that may be pretty optimistic.

While probably optimistic on the LTV, this gives me between $100K and $150K to start playing with.  

Then it clicked for me, and in last 7 months I purchased 7 properties (8th under contract now); 5 rented, 3 refinanced, and setting optimistic goals for the future! 

Maybe I'm just being naive and overly optimistic...?

On the surface this property looks like a great deal from my preliminary analysis and if there is no other major competition, I'm optimistic we can win the bid at 60% of the property's value (no more than 70%).
