That leaves a nice cushion. 

Sometimes we need to find out own ways without a cushion that is always there to fall back on. 

I would be curious of those that have mentioned the delay being an issue for them, is this just a worry that the funds won't ever arrive, or that the account it's depositing into needs those funds for expenses a few days later (mortgage, etc).If the latter, wouldn't it just make sense to put a cushion in the account so it doesn't matter when the funds ultimately arrive (as long as they do)?

So colorful pillows, sticker cut-out designs on the old wood, colorful fabrics & cushions, inexpensive but better looking lighting, fake flowers, bright multi-color paint for the outside of the trailer, and hula skirt for the trailer..

maybe not for you but for the seller.the seller is now twice removed from title and in the even of a default there just is not enough cushion...

I think a purchase price of $50,000 would've made more sense and would've given you the necessary cushion to make what you really should make. 

And then when your LLC goes to apply for the loan (one on each prop as you find them) My bank let me know their under writers wanted to see cash in the account that is just sitting there as a cushion.
