Escondido and City Heights were 2 areas in San Diego that made sense from a cash flow standpoint back in 2009 and 2010 when there was blood in the streets.

Granted, there are reasons to pay interest on Fed deposits (one is to set a floor on prime so that interbank lending wouldn't dry up completely) but the moral hazard here is obvious.The third chart shows the monetary base, which is total currency in circulation (i.e., the cash in our wallets) plus cash held in reserve by banks.

I believe in using debt to buy real estate, but it comes with inherent risk already and people's natural propensity to spend more or more spend more easily when they are spending something other than the money they earned through blood sweat toil and tears only increases that risk.  

Since this was more of a convenience idea and there was no bad blood, we decided to just maintain the status quo until we want to sell the property completely so we can both use 1031. 

Make a one-time donation to a military approved charity, donate blood, etc.

Particularly since 2008, in the US we're moreover now in "uncharted waters" under UN subsidiary, Maritime Admiralty 'legalese...' but one thing is obvious, those in power (you've likely never heard of) can order the "printing" of (seemingly) unlimited Xs and Os, plus the approx. 2% of fiat monopoly IOUs in physical circulation (IH$ dollar bills, for e.g.)

Doing this, and you cut out your business' blood line (unless you can find & offer really good deals that investors are willing to bend over backward to get the deals from you) .

Emergency issues (think fire, flood, blood) are immediate but it sounds like most of these calls are for fairly useless concerns.At some point you are likely to get fed up with this nonsense and either offer this tenant "the Happy Clause" or simply decide not to renew their lease when the time comes to do so.

Buy when fear is rampant and blood is in the street.
