Another idea for Multi's is to go to the local courthouse and look up recent evictions (it's all public record) sometimes there are some landlords out there who go through an eviction and have a bad taste in their mouth and would like to get rid of the property; and that's where you come in to take it off their hands!

Trying to get in cheap, just to get in the biz, is a bad way to go as it could give you a bad taste of real estate and make you want to quit.

They may be suited to your taste, but the more generic and neutral the finishes, the better the house generally sells.

Then on the negotiating side they offer more than a flipper is willing to pay, leaving them out $1000 earnest and a bad taste in their mouth. 

While it is unlikely you would be cited simply for renting your property out the idea of what happens to some of our elderly without family leaves a bad taste for me.

@Adam Soyak As previously stated, it's a matter of taste and what you plan on doing with the property (either sell or rent).

The standards are so high and the Cajun and Creole spices make everything taste great. 

However, their underwriting is too stringent for our taste.
