In the few conversations I've had with lenders in the market they're looking for a local presence and not willing to lend to an LLC that's formed in state but with principals out of state.

I also am seeing a pretty big presence of buying real estate with no money down concepts which obviously require a sizeable amount of debt.Worldwide we can see some sovereign debt offering negative interest rates.

They put together an entire securities filing for you, even set you up with a digital presence and an investor's portal to manage all the investor prospects and paperwork for an incredibly reasonable fee compared to the $15-$50K I've come across in the past.Also if all of your partners are active participants in the deal/holding company and not just silent investors, you may be able to forgo the necessity of a securities filing.

I called them earlier this year with the same inquiry and they have yet to return my call.I've heard good things about Standard Abstract Title, they have a presence at the local REIA (CARREIA) and a fellow investor said she's had success with them for traditional real estate deals.

Here are some details:-  Soffit has major hole in it- There is presence of mold above ceilings in 2nd floor

My goal is to have more of a presence at the KREIA.  

There's some Coast Guard presence in Port Angeles.

The only reason I ask is, I live in CO, but own a property in OK and actually plan on increasing my presence there rather then here... at least for now.
