So even if you find someone to move in on June 20th, be sure to charge the previous tenant for rent, utilities, landscaping, or whatever else he is normally responsible for up until the 19th.

My best guess is that it would be handled like a car repo as mobile homes are not normally considered to be "real property", but "personal property" like a car or boat.

The loan itself is about 1/2% higher than a normal fha loan.Over $35 k requires a consultant which adds another wheel to the cog, but probably good for most buyers.Both loans add a10% contingency factor on to the rehab budget.

I saw another in Allston list at $2.3M and in JP at $1.8M.The rents you would have to get in these places would probably be enough to pay for a mortgage on a 4,000 sq ft home on the south shore - and you could probably get an ocean view too.The only thing that would make me invest in Boston at this point would be a GAMBLE (horrible idea) on Amazon HQ2 locating here.

I'm looking at it from a "minimize expenses" perspective in order to get into the game and learn (hopefully break even) then build from there as I've been looking for well over a year now.To complicate matters, I'm also looking for private funding to make it happen so if you're able to go the normal route, more power to you!
