You definitely need to CAREFULLY review the statute for security deposits in MA (mass.gov). 

Just read the statute on taking possession during the redemption period due to abandonment, follow the procedures, and you should be able to get the house within three weeks from the date you close.

My fear which I dont believe I have the answer is on a 30day to 30day rental agreement AKA Month to Month agreement is there a Statute of LIMITATIONS on evicting this tenant at a later date "when I have the money SAVED UP to hire a lawyer to evict him and the unauthorized roommate.

@James Wise, if you have doughts wheather i'm on the right track perhaps you can ask a lawyer to look at the following Cleveland Ordinances and ohio revised code statutes. 

If you are trying to middle man the deal, you must be licensed or own the property. 475.43 is the governing statute.
