I would look for slower appreciation or a pause in appreciation in the near future but over a 10 or 15 year horizon odds are good that you will come out strong.

What time frame are you trying to accomplish it in; what's your time horizon look like?

If you have a longer time horizon for your investment, definitely opt for the best location you can get into in the price point. 

Every situation is different based on goals and time horizons, structured properly you should be able to get around 90% of your money into the cash value right away. 

A person needing income can be entirely different from someone with a long time horizon and a high income job.

You're looking at multi decade investing horizons where the things that matter are local & regional economies, median household incomes, school districts, crime statistics, the competency & business friendliness of local & state governments, etc.

the investor uses 1031 to buy into a fractional stable tenant-in-common property but one with a limited time horizon or with a guaranteed buy back after a period of time.
