Anyone who knows Memphis knows that the property in question is in a good rental area, we know that what he is asking in rent is not unreasonable, so to suggest that he cut his losses and move on after "one" rental property experiencing longer than normal vacancy is ridiculous.

@Derek Luttrell MLS should have data on past rentals, but if 3 bedrooms are going for 1200-1400 then 1600 doesn't seem unreasonable, ask your agent for rental comps but maybe evaluate it as if it were a high end 3 br until you know for sure.

It is unreasonable to think they are all going to home runs.A swing trader in the market will make 20 trades a week (as an example) -- 9 will be up, 9 will be down, and 2 will be push trades.... so how they earn any money?
