The descriptions scream "Irresponsible" to me.

You learn if they show up on time, if they bring someone who speaks for them instead of being able to speak for themselves, if they show up with an entourage that reeks of pot, you can walk them out to their vehicle to see if it's full of trash and filthy, if they smell of smoke, if they are a couple and argue about everything loudly, if they have screaming, unruly children, if they don't ask about normal things like where is the laundry, what's the parking situation, how big are the closets...all things that point to someone desperate.  

People who intend on living in your unit will want to know about laundry), or because they scream at their kids or bicker with each other, or waste your time by showing up late or not giving you requested documents when they said they would.....just on and on. 

If they're screaming at their kids with filthy language while leaving me a message, if it sounds like they're drunk and calling me from a bar, if your ad says no pets and they ask if they can have their two dogs (and don't mention that they're ESAs), if they leave a voicemail every 5 minutes yelling about the fact you haven't called them back, etc. 

They have not given any notice to abate the rent... everything about this screams she is doing her best to push you around, and live for free or even get you to pay them!

Tons of noise and drama, her throwing his furniture into the building hallway while screaming at the top of her lungs, cops being called, and even his blood on her - she'd attacked him!  

I had people calling me from bars with live music in the background, obviously inebriated, people who screamed obscenities at their kids while leaving me a message, on and on.  

If this is a screaming good deal, then roll getting rid of this tenant into your "reno" costs.

It should be relatively painless, you maintain your cash flow and there is no bad blood. I

I remember shaking the little guy at three in the morning and screaming STFU!!!!
