Hint - GREY- WHITE HAIR. lolI did my first lease option in 1983 when interest rates were really high, so Wraps - AITDs were common.And another alternative, is a contract for option to purchase, which I have written about on my blog here at BP.http://www.biggerpockets.com/blogs/3/blog_posts/26565-a-contract-for-option-is-better-than-a-lease-optionYou couple the CFO with a lease, and you avoid equitable interest (this is my opinion, ask others).Lastly, I do not want to do Credit Improvement personally, especially when negotiating a discount on charged off debt.I use one of the best Credit Improvement Companies (In TX).

The new tenant found pet hair (dog), and their child was allergic - so they requested we replace the carpet (or deep clean).

Unfinished alpaca fiber (it's hair you shear off) goes for about $2-$5 per ounce, and once it is finished (cleaning, spinning, etc.) it can easily cost $10 or more per oz.Alpacas generally don't need much land or fencing requirements and seem to be fairly easy to care for.Here is a good website about general info: http://www.alpacainfo.com/mediacenter/faq.htmlhttp://www.ilovealpacas.com/investment.shtmlThere is a lot of more in-depth financial info on Google (type in "alpaca" or "alpaca farm").Hope that helped some!!

Ghettos are generally lower income areas with high rates of unemployment and people on fixed incomes (disability, social security, etc) lower property values, lower rated schools, poorly maintained properties, empty lots and an overabundance of churches, nail/hair/barber shops and liquor stores.Warzones typically embody all the elements of a ghetto but also include overt gang activities, prostitution, drug dealing/using and lots of vagrants/homeless people.
