Ralph,This isn't even a grey issue in the tax code.

If the NV LLC is owned 100% by CA LLC, then NV is domestic on its own and the CA only owns them wholly, it might offer a big grey area as to protection, since NV corporate veil is very rarely pierced.

Sounds like a grey area.I have no problem going in as long as it doesn't cross a line that I will be liable for.

We use 3 colors in our rentals usually 2 colors in each. light tan in the bedrooms and a darker brown in the living area and kitchen or sometime a light grey in those area's. we always paint trim and doors with a gloss white, the white really updates the look of the house and goes well with the colors on the walls.

We want to update to a more modern color (dark grey.... currently it's manilla).

I am not a lawyer.I think a lot of the grey area comes in getting an assignable purchase agreement without having the means or intention to actually close.

PAINT everything neutral, tan or grey. 

A simple grey Toyota Corolla void of distinguishing features blended with the pack, hugging the bumper of the car in front.

I would expect it to look similar if doing solid black (plain or galaxy) granite and dark grey or black grout.
