When you manage multiple properties, a full business structure LLC or equivalent is a requirement at that point. 

Investor bought it for 100k in March and he has decided he does not want to put out the 115k the house needs to get it equivalent with the houses around it, so he listed it for 175k. 

We are thinking to purchase primary residence first that would be equivalent to our current rent and then invest in rental property (outside of California).

I'd end up leaving between 10-20% in the property usually, which would be equivalent to being all in for 80-90% ARV.

If I were looking at this project I would actual want to factor in the monthly payments you will make to the hard money, since those payments would be interest only and would effectively represent an equivalent capital investment (in my opinion).  

But if you prime, paint and topcoat I suspect the labor is equivalent to floating a vinyl plank over the top.

However, I would consider dumping my own cash into the project so that I can have the total financed amount down to around 262k and that's equivalent to having 75% ARV refinanced assuming the ARV is 350k.

I looked at the PA high school equivalency website and see the option for 30 college credits you're speaking about.https://www.education.pa.gov/P...And I also looked at the PA Real Estate Commission website and it states that you need a high school diploma OR EQUIVALENT.

Even if they decided to cut their workforce by 10%, that would be equivalent of losing the second largest employer in the market.
