Previous tenant was going to convert one of the bedrooms to a dining room and cut an arch between living room and bedroom (did not finish off the arch).

I also look for value adds, where I can convert an attic, dining room, or basement into a bedroom.

Once went into a rental where the tenant had three mini horses in the dining room.

The apartment is about 750sf, has it's own kitchen, dining, living, bedroom, bathroom, parking laundry and entrance.

It has 4 Bdrms, a HUGE 20x 30' bonus room, a great room, and a living room, plus open kitchen/dining, etc. 

There is a great solution to this dilemma; the tenant needs to go.I will just about turn a blind eye to someone with a bit of weed once in a while, but I won't turn a blind eye when they are dealing it from the property, let alone doing cocaine in the property.Unless you are sitting outside your property 24/7, you just don't know what the tenant is getting up to, and frankly, tenant paying ontime, upfront or over the top, I don't care, if he's doing drugs in my property then he has to go.And even if the junkie is just doing drugs on dining room table, what other low lifes is he associating with - and thereby - what low lifes are coming into your property, and your neighborhoods? 

They even disconnected our dining room light.

No wet dog smell upstairs (all carpet) or kitchen or dining areas.  

But as a real person with integrity, I don't see how a model of nickel and dining an owner will result in a long term relationship that is profitable to both parties. 

The furnished units would come with the following  a sectional couch, beds, pictures on the wall, shower curtain, rugs, dishes , pots and pans, dining room set.. etc..
