PS: You may occasionally have to make accommodations for the elderly or disabled clients.

I read back through the last dozen or so forums about life estates and it is always about letting an elderly relative stay in a house until they die.

We have one layer of elderly 3tab shingles that needs to go. 

Ppl with small children, the maintenance, the elderly who couldn't use the pool if they wanted to.

You can also go talk to neighbors. many times when it's an elderly owner they had lived in the house and the neighbors may know them. 

I only think the washer/dryer in the basement might turn off a few elderly potential renters as they may not be spry enough to handle the stairs but once again I'm sure basement laundry is not uncommon up there.The numbers look right to me, but it seems a bit thin on cash flow. 

The only allowance they allow is the addition of mother-daughter units where you actually have elderly parents or relatives moving in, and as you guess it, does not cause overcrowding in the local schools, or add much to local traffic, another pet peeve.

I have a situation where my elderly tenants are being "called upon" to babysit their grandchildren pretty much daily while the mom goes to work.

I have paid for movers to help elderly sellers get moved because they were not able to do it themselves.
