By the way I am not totally surprising by your idea that having kid is not good idea , in fact I do believe this is the position that most if not all current Gen Z is going to take.

Going the route of doing it by yourself, Yes you will make mistakes, yes it will be frustrating dealing with contractors, but you know when you finish everything from A to Z you will feel the biggest accomplishment.

I basically tell him to pull me all SFR and 1-4 units in zipcode X Y and Z.

example, (If X is < Y and Z > (ab), etc... then possibly advantageous, otherwise probably not.)That might help people to make a go no/go on bothering to consider this option.
