Probably makes sense to subscribe to the area where you have interest if they are in that market.They also publish in that journal lots of lists....top 100 small businesses, top employers, top educational institutions and on and on...throughout the year, then put it altogether in a big newspaper type book at the end of the year.https://www.bizjournals.com/If you are going to buy/invest in Texas I would also look at publications from the Texas Real Estate Center at Texas A&M.

Basically its the process of creating buyer excitement by offering your house using a silent auction process that gets a lot of traffic to your house.The concept is that you advertise your house on Craigslist, in the Newspaper, and using some bandit signs (if you can), that you are going to be auctioning your house and the starting bid is lets say 50% of what the value really is.Then when people come to your open house to look, they can write their offer on a bidding sheet.The key is that all your bidding instructions explain that they are bidding on their "OFFER" and it is NOT an absolute auction.Then on the night of the open house you call each bidder and ask them to increase their offer over the current high bidder.Then if you like the highest bid, you can get them to sign an agreement and see if they can close.Thats always my first method...The second method of choice would be a lease with option to buy.

You can reach out to private money lenders in your area probably a google search would get you a bunch and they even advertise in the newspaper (somewhere around the business classified section).

They broke that contract by giving bits of useful information, but not in a take-home form and hours of:-- Tony Robbins knock-off, change your life rah, rah, positive thinking talks--Would-be actor impressions and dancing from the stage--Political, state of the economy reports (this was especially offensive if one did not share those views and if you have read a newspaper or listened to any news in the last year)-- Lengthy personal stories--short is OK--over an hour and more not relevant--AGAIN and again and again selling of the program which took hours of time--this was incredibly irritating.

You can search county foreclosure records, eviction records, craigslist, driving for dollars, probate records, estate auctions, newspaper, bandit signs, etc.

That way when you tie up your next two properties you'll do the same thing, tiny classified in the major newspaper, craigs list, other sources, follow up on all the REI's and realtors you know, and push them again at the meeting.
