The neighbor loves his privacy , he doesnt have to buy the lots and pay the taxes , he controls them at no cost to him . 1 minor oversight cost the builder the purchace price of $ 60 K , another $ 12 k in engineering and the ongoing property taxes untill the neighbor dies or can be persuaded to change his mind on the easement .

I personal enjoy perusing duplex + units due to a slight safety net of vacancy, depends on your financial capabilities, credit, hunger to drive forward and grow will sort of help you determine which way you would like to go, single family units tend to have more long term tenants vs multi due to room, privacy and other factors, hope this was some help.

I advertise where the type of tenants that I want will see the ads.I rent at market rate or a bit below and pitch the benefits of my units over others.I let the tenants know that all they have to do is call me (within working hours) and I will respond ASAP.I recognize the tenants as worthy human beings and give them proper privacy and respect.I let them know they are appreciated for paying the full rent on time and taking care of the property.This has worked well for me!

if you can buy it for a really good price, do it. it will make your property more attractive when selling, or even renting due to the additional privacy factor.. no one can come too close to your house on thta side, and there's more parking, if needed.
