Out-of-state investing is hard for first-timers and when you add on more things like Section 8, need of a PM, maybe no plans to be there, HOA requirements and potential assessments if it's a condo or townhouse, it's a lot to bite off for a first one.

The cost doesnt have to be included in the rental, it will be an add on. so people can just pick what they want kind of like an a-la-carte so it doesn't really hurt to offer it ya know?

It's not meant as a counter of properties...just dollars.What would actually happen, is instead of adding more and more properties based on a $20k DP, you would only add one property at a time...based on the total dollars available at that time.So, if at some point of sale, you sold a total value of$????

Some never buy some do, but I get paid very minimal I believe for the amount of coaching, mentoring and advice I give out to all my clients PLUS then add on top of just doing my job in the deal and after the deal.
