It does not say anything that I am suppose to provide a form then again I don't know if Texas code picks anything up and mandates that a landlord is required to provide a form.I am making a form up now for my property the tenant is suppose to move in actually two months after commencement technically the property was considered good to go five days after the initial contract signing then there was an issue with the house regarding water coming into rooms and mold that was obvious and smelled in another portion of the house.I spoke with the tenant they are cool with me providing a form at a later date projected to be November 1st, 2018

So, in this case, you get the best of all worlds - enjoying the most favorable cash flow situation that you can muster (the less you're dipping into the HELOC the better) - but if you pick the right opportunity you will also get the chance to actively manage some value add project(s) to a property that you're already living in.If you're married to your current house and living situation, fine. 

The question I really have is - does someone else pick up some of the responsibility along the way.

I picked the wrong partner to attempt to journey through life with.

He recently purchase a nissan tundra because he said it saves him money on picking up materials and quotes from general contractor.

I own some vacant land in Illinois and would rather place it under an LLC for protection & insurance - in also looking at 2 deals in Florida I may pick up.
