@Kris BensonI am a real estate investor in South Carolina (buy and hold - over 150 family owned properties )I have many contacts in my area as I started with Father upon graduating (Clemson - BS Accounting- 1990)——/I have other businesses and have been blessed over the years ——I started a new business this year - And have a local who proposed the following ——They have a 6 acre commercial property close to I 95 (within ~ 1/4 mile) They pitched that I build self storage facility - start small and test market and build from there ) She has land - I build ss facility and split profits I would like to enter this field and have many acres myself (4 acres right on interstate 30 minutes away - etc - etc )I would love to partner with someone in this field and build modern ss facility - start with that property and grow with them and with my own land I don’t want to start from scratch to reinvent wheel (dont pretend to know best way to attack project but have contacts in every field relating to construcrion )This area is own fire - population escaping lack of proper infrastructure of tricounty (Charleston, Dorchester, Berkeley) area bc of recent growth New businesses include -Boeing , Volvo etcThe lack of modern ss facilities in this particular area of partnership.

When I used to sell way back in the day when i wasn't yet an agent, despite the 'Principals Only' warning boldly plastered all over my FSBO listings, agents nevertheless lined up at my doors with the usual pitch even when notified in writing to cease communication, still wanting ERTS, throwing fits and all, sometimes even disrupting my open houses under the guise of bringing 'buyers ready to sign' that were 'on their way'  yet never showed.Granted over those years, there were 1 or 2 out of dozens upon dozens agents who were up for the challenge to compete with my own offers, but most others were just too greedy or whatever and just would reiterate the holdover clause like parrots, pretending to not understand holdover clause is why exclusive agency without right to sell remains a viable compromise and formidable challenge to truly measure up to.have you as investors (and/or as agents) ever had similar gripes with stubborn/aggressive agents who yet weren't up for the challenge competing with the owner(s) themselves to find the best offer that successfully closes?

Again further driving you to work for the building since so much will be riding on the deal.Because the income will in many cases be pretty bad (rent controlled + entrenched tenants ) for the buildings you'll need to be @ 30 - 35% downSince that is A LEAST 350k (remember 200k * 5 / 30% + reserves )Let's pretend then you need 100k to do buyouts and or deal with deferred maintenance.Now you're in for at least 450k 450k - 600k will get you a nice building with a 8+ cap with low  - moderate appreciation in  California's Interior or Red States Just things to think about when considering buying in the Bay Area
