Even still, if you itemize deductions instead of taking the standard deduction, you can exceed this mount pretty quickly considering all the other deductible expenses for a rental property investment.

Gluing the floor does NOT keep the WOOD subfloor from expanding and contracting; it's a temperature and moisture sensitive product.

I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.

Not business size, It should be in an invitation size envelope with the back flap tucked in instead of being glued shut, no return address on the outside of the envelope, they have to think the letter is from aunt Grace or someone they know.

I would still attach a wall mount rail. 

Hard to tell from the pic. i took out everything down to the joists. the plywood was 3/8 and it broke in lots of places white removing the hardwood. so we put down 3/4 - good stuff and glued it down before screwing it. then put 3/4 solid hardwood on top.i also had to plane down the area where the joist meet since it was buckling and pushing the subfloor by about 1 inch at the wall. i did that myself and it took 6 hrs on my knees to do the 20+ joists.. i am not afraid of sweat equity. i need to change that asap!!

I invest in Mount Vernon and Anacortes in small multifamily and single family, and can't believe how much this area has appreciated.

So I tell him " if you get up early you can shovel it in 2 or 3 hours"   ( Its a 300 ft driveway )   He looks over at my truck and tells me I have a plow mount , why dont I do it ?
