I bought a single family home that has a terrace apartment with access either through the main house or a separate porticoed entrance at one side of the house. 

So much so that there is a new glamping site being built near the JT park entrance. 

The upper unit has a private entrance and is a small 1 bdrm 1 bth, that could be rented out yearly ($1800-$2000 per month) Where the larger main unit 2 bd 1 bath, could be a winter rental ($2500 per month) , then a weekly summer rental that comes furnished (possibly $2500 per week) .

I think you'd see the best ROI if you converted it into a STR but that does require some energy on your part with furnishing it, getting professional photos done and finding a reliable cleaning crew.I bought a SFH in Arvada at the end of '22 and airbnb my basement which is a separate entrance and it's done much better than I expected.

I get quite a few hits for traveling nurses looking for private entrance as one of their requirements.

This makes me wonder why so many short term rentals have recently left.I have a 2 bd/1 ba property on 2 acres of land in Yucca Valley that is 7 minutes to the park entrance.

It looks nice because the ADU can be accessed from the alley so the tenants have a more private feeling, street side tenants have their entrance facing street and ADU access faces alley.  

--Ring Cameras - easy way to monitor driveway, front entrance, etc --Honeywell thermostats - all properties have wifi thermostats that also alert if temp too high or low--Yolink - These water alarm are cheap (poorly made, but they work) and have saved us a couple times with small leaks under sink and water heater.Markets are getting more and more competitive so we have an improvement list per property is a must....each quarter we tackle something if cashflow allows it. 

We also hired a contractor to install tile flooring and a new concrete entrance.

The property has a finished basement with full bath and seperate entrance that I am doing some research on as a potential AirBnb unit while i live in the top portion of the house.
